CASE STUDY: How 60-Day Punta Mita Renovation Sold at Full Asking Price Before the Paint was Dry

A strategic luxury makeover helped this legacy home attract buyers even before final staging was complete.

LAGOS DEL MAR 29, PUNTA DE MITA MEXICO, DESIGNED BY CRATE INTERIORS. SOLD BY PM VILLAS

This legacy property sits between a prestigious golf course and ocean frontage, creating a sublime setting for rest and relaxation.

In luxury real estate, presentation is never just cosmetic. It is strategic. It is emotional. And when executed with precision, it can directly accelerate demand, elevate perceived value, and move a property to sale faster.

That is exactly what happened with this remarkable legacy residence in Punta Mita, Mexico.

In just 60 days, CRATE Interiors led a full-scale renovation that transformed a beloved five-bedroom golf course home inside one of Punta Mita’s most prestigious gated communities into a market-ready luxury listing. Before the paint was even dry, qualified buyers were touring the property.

By the time final staging touches were complete, there was already an offer on the table. The home sold for full asking price, in tandem with the sale of the adjacent lot next door.

In just 60 days, CRATE Interiors led a full-scale renovation that transformed this beloved five-bedroom property and sprawling grounds.

THE VISION

This project began with a clear objective: reintroduce a treasured family property to the market with the polish and design clarity today’s luxury buyer expects.

Working closely with listing agent Andrew Kubicek of PM Villas and stakeholders, we jointly developed a tightly defined renovation plan built around an exact scope of work and a non-negotiable all-in budget. Every decision was made through a strategic lens—what to preserve, what to restore, and what to elevate to maximize the home’s architectural character and family legacy.

"This project is proof that the right renovation can completely elevate a home’s value and appeal. At PM Villas, we go beyond brokerage by helping clients maximize their investment through renovations, rentals and sales.”

- Andrew Kubicek, PM Villas Punta Mita MX

THE SCOPE

The transformation was extensive.

From a complete pool deck overhaul to a total kitchen upgrade, nearly every major area of the property received focused attention. Existing main living furnishings were refinished, restored, and reupholstered. Plumbing systems were updated. Electrical components were replaced. Delicate Cantera tile flooring was painstakingly repaired by hand throughout the home, both inside and out, including the expansive outdoor entertaining areas and stunning pool deck.

This stone restoration was among the most labor-intensive elements of the project. Years of exposure to salt air, intense sun and coastal conditions had left many surfaces weathered and in need of expert repair. A full interior and exterior paint transformation then brought renewed cohesion and curb appeal to the residence.

The result was not simply a renovation. It was a carefully edited luxury repositioning.

The big design decisions centered around what to preserve, what to restore and what to elevate to maximize the home’s architectural character.

THE BACK STORY

For more than 25 years, this residence had been the setting for multi-generational family life—seasonal holidays, milestone celebrations, and the kind of memories that give a property true emotional weight.

But as life changed and the family entered a new chapter, it was time to pass this extraordinary home onto new owners.

With the guidance of their trusted realtor, the family made the strategic decision to invest in a focused pre-sale transformation that would restore the property to market relevance. Where most visitors saw a total teardown, we envisioned a thoughtful restoration, and quickly went to work.

THE EXPERTISE

Projects of this caliber demand technical oversight, project leadership, design sensitivity and the ability to navigate complex local processes with professionalism. In this case, CRATE Interiors managed the detailed approval and inspection requirements associated with the Punta Mita Homeowners Association, including color palette submissions, paint samples, worklist completion tracking, photographic documentation and written summaries that reflected the home’s architectural heritage.

From a complete pool deck overhaul to a total kitchen upgrade, nearly every major area of this legacy property received focused attention.

Originally built by Stone Contractors in a modern Spanish Mediterranean style, the construction was solid and timeless integrity intact.

One of the most meaningful moments in the project came during the curation process. On the initial walkthrough, our founder, Debra Stevenson, immediately recognized the hand of renowned art curator Gary Thompson, founder of Galeria Pacífico in the home’s impressive collection. Thompson had worked with the original owners over the years to source special pieces from celebrated contemporary Mexican artists. Inviting him back to refine the final edit for staging added an extraordinary layer of authenticity and emotional resonance to the finished presentation.

THE OUTCOME

Even before the renovation was fully complete, a soft launch and open house was underway and motivated investors were already touring the home. As final styling and photography were being completed, an offer was already in motion. The property sold and closed in record time as new owners eagerly took possession.

Existing main living furnishings were expertly refinished in our local workshops, many collectible items restored, and original pieces reupholstered.
