When Daniel and Laura first spotted this Yucatán-inspired colonial in 5 de Diciembre, one of Puerto Vallarta’s most established traditional neighborhoods, they immediately saw what experienced real estate investors are trained to spot: massive potential.

Even better, the location put future guests within walking distance of neighborhood coffee shops, family-run restaurants, traditional tiendas and some of the everyday beachtown experiences that make living in Mexico so memorable.
The architecture was already there.
The opportunity was to protect its character, correct what wasn’t working and reposition the entire property for its next chapter as a high-performing multiplex rental investment.

THE DESIGN BRIEF
The owners’ direction was clear: restore what mattered, renovate what didn’t work and upgrade everything required to compete in today’s vacation and extended-stay market.
That meant taking a strategic approach rather than simply staging the property to “look new.”
Our renovation plan included:
Updating outdated finishes throughout the property
Renovating bathrooms for improved functionality and guest experience
Restoring and refinishing ironwork, doors, cabinetry and architectural woodwork
Refreshing interior and exterior paint to fit the community
Updating glass, tile and specialty finishes
Improving security and operating systems
Turnkey furnishing for all three two-bedroom residences
Final staging and professional photography for each unit

HOW WE DID IT
Full-scale renovations require much more than a beautiful mood board.
They require an experienced team capable of coordinating design, procurement, construction, trades, logistics, installation and inspections — often simultaneously — while the owners are hundreds or thousands of miles away. And most importantly real systems and sequences that operate week after week to keep projects on track, on time and on scope.

Lead Designer Laura Phillips developed a bespoke furnishings and styling plan for the residences, introducing modern, comfortable pieces that reference the craftsmanship and warmth of the original architecture without becoming overly thematic.
Project Manager KylaDeVera directed our team of artisans and Class A trades as woodwork, ironwork, paint, glass, tile and nearly every visible surface of the property was repaired, restored or upgraded.
Meanwhile, our founder Debra Stevenson moved furnishings, linens, housewares, accessories and finishing details through our procurement and White Glove Install process in preparation for the Big Reveal. At each milestone, Meldy Rafols provided realtime financial reporting with sequenced payments based on work completion. When owners arrived to see it - and stay in it - in person, they were ecstatic. It was thrilling for our entire locally based, family operated team.

Even as additional scope and security upgrades were incorporated during construction, the project closed within approximately 1% of the original Target Budget. For a renovation of this scale, that level of cost control is not accidental.

Once construction was complete, our White Glove Install team prepared all three residences for their Big Reveal.
The finishing layers were intentionally hospitality-driven: bespoke pottery, curated vintage artwork, comfortable rugs, layered accessories and hotel-quality bedding designed to make each residence feel collected rather than commercially furnished.
Photographer Josef Kandol and team then captured the completed property, creating the professional imagery the owners and their property management team needed to bring the residences to market.
